Project Manager Overview

 As a Project Manager, it is your ultimate responsibility to ensure that your project is 100% up to all standards.  The job site needs to meet or exceed code requirements and the expectations of the client.  It is your ultimate responsibility to communicate with the client, to make sure the project stays on budget, inspections are passed, gets completed within the scheduled timeframe, meets all of the bullet point items below, and most importantly that the Client is HAPPY!!!

Please review the points below to understand that the whole project is YOUR ultimate responsibility. It is your job to utilize the Superintendent and Subcontractors to get these items completed.

 

You are Responsible for these items:

  • Once the Salesman/Estimator has a signed contract and has completed his tasks, have a handover meeting to turn over the project to your Project Manager

  • Project Manager to update the Daily logs during the pre-construction period and other updates to keep the client informed

  • Review & understand project scope, documents, plans, specifications & standards

  • Review the plans, scope of work, and Proposal with the estimator before sending it to the client

  • Schedule an initial client Pre-Construction meeting to introduce yourself and your Superintendent to review the Project Schedule, Construction drawings, and Scope of work for their Project

  • The Client remains extremely happy and satisfied with our culture and our work

  • Buy-out of all materials and labor to accommodate the schedule

  • Procurement of subcontractor and material vendor bids with a detailed scope

  • Manage the submittal process

  • The Permitting Process

  • The schedule is online and up to date at all times 

  • Budget goals are met or beat

  • Daily logs are completed each day on the project until the completion

  • Visit the project at least 1-2 times per week 

  • Timeframe of the project is on time or ahead of schedule

  • Materials are ordered, are accurate, and are delivered on-site at the correct time

  • Manage all purchase orders with subcontractors providing a detailed scope in every purchase order

  • Manage all change orders with clients

  • Prepare monthly pay applications 

  • Inspections are being monitored online and passed 

  • Communicate with the superintendent, subcontractors, and clients on a regular basis to discuss project issues, progress, requirements & goals

  • Organize all project folders and information in Buildertrend/Google Drive

  • Create a 2-week look-ahead schedule with the superintendent every week.

  • Resolve project obstacles and come up with creative solutions

  • Double-check 24 hrs prior that materials or subcontractors are going to show up to the job site at the scheduled time

  • Assist the Client with whatever needs they have within reason. Realize that all Clients are on a different level of understanding of the construction process and we are here to help them through the whole process as much as possible

  • Attend project closeout meeting/final walkthrough with the client

  • Be in contact with your Superintendent frequently for updates/to support

  • Contact the Project salesman/ VP any time for assistance/ answer questions

  • Recognize long-lead time items to make sure materials are ordered ahead of time
